wanted a modern California home that still looked like it belonged in this older neighborhood. They wanted it to fit into the neighborhood, but still be a modern CA home. So, we used white brick, cedar elements, heavy timber, and designed a steeped pitch roof. With this, we paid homage to a Tudor, but scaled to not look too large (always be careful with scale). As you walk into the home, there is a clear foyer (the stairs are in the back!) and you then go straight into the family room. All of the living areas face the backyard and the views. The owner likes to cook, so in addition to the chef’s kitchen, we also designed a scullery and built the Pub Room/Wine Cellar on the main level, rather than tucking it away in a basement. The yard, is smaller, but as the client loves to entertain, there is an outdoor grill and seating area with a fireplace. The client wanted a clear view, with no corner columns.. So, we put steel in the chimney in the fireplace, which now holds up the entire roof structure of the porch, which holds up all of the columns. Architectural Design Tip from this Project –You don’t always need a staircase as you walk in the front door – consider other places – it really can work! The kitchen, the dining room and the family room needed to flow. They also wanted a sauna and in-home yoga studio. Well, this was certainly a new and exciting challenge – Colonial to Loft! So we just reimagined the entire first floor; we began thinking about NYC lofts and the most appealing attributes of these spaces, materials, flow, and drama are all a part of the loft experience. So, we opened the rooms for more loft-like flow, paid special attention to the Stonewater-designed interior doors, created custom millwork, decorative stairs, and designed a full lighting layout. In the yoga studio, we included black iron trusses in the loft ceiling and replaced the original exterior wooden columns with custom-designed steel columns. Details included black-framed windows, a sauna, and custom treatment of all interior heating, cooling and ventilation systems. This made the interior, and their loft-like lifestyle, a quiet, seamless experience. You probably won’t find that quiet experience in a New York City loft! Architectural Design Tip from this Project –Especially because it was a yoga studio, we hid the heating and cooling so that a huge air return would not be visible on the ceiling. This not only was visually pleasing while doing yoga, but this also avoided a large air vent blowing on the homeowner and her yoga friends. The client also had a car collection that he needed to keep at the house. Every Sunday, his entire family would arrive for an Italian dinner, so the kitchen/dining/living space was extremely important. So, we had a tiny footprint that needed to live large. Now, this modern shore residence redefines “beach house.” It’s an oceanfront oasis with spectacular expanses of glass, wide-open views of the ocean, and dramatic, open living spaces. But to get to this, we essentially cut the original house in half – the right side remained, and we built the house behind the left side. We created an open kitchen, dining and living space with the spectacular views of the water – perfect for Sunday family dinner. Actually, all the windows are on the beach side. We also put in the tiny but dramatic staircase between the glass panels to maximize floor space. We designed custom tigerwood cabinetry with stainless steel detailing in the kitchen, and custom Marvin windows throughout. The plunge pool was craned in and beautifully settled behind the seagrass. The second floor was created for the client and his wife, with a soothing master suite that takes up the entire second floor, and a closet that could rival the most glamorous boutique. Finally, there are two more sun-filled guest rooms on the third floor. The focus of the house – and the experience - is the view, with sophisticated, contrasting touches of luxury on the interior. We used natural materials throughout the exterior and interior, and two colors of stained wood siding on the exterior exaggerate the planes of the structure. The angular roofline echoes traditional beach cottages, but with asymmetry that is crisp and modern. Architectural Design Tip from this Project –Always think about both exterior and interior architecture when starting any design project. And never forget the natural environment in which this home will live. They wanted to build on this property and keep it historically grounded while also openly playful for their growing family and lifestyle. Our clients had a very specific lifestyle they wanted to create and build with their family. We listened as they described a typical day, weekends, events, etc. in their soon-to-be home. What emerged was an unassuming, traditional shingle style exterior with a lively interior, inviting you to relax before and after trips to the beach. We worked closely with local carpenters and cabinetmakers (which was also important to our clients) to give their interior an authentic beach house feel without feeling like a transitional beach cottage. This included custom wainscoting, built-ins, kitchen cabinetry, and coffered ceilings. Outdoor-focused details included an expansive deck, an brick fireplace, and covered seating perfect for entertaining. From the deck, there was a walk-through shower through the powder room into the house The second floor was designed with a luxury suite for mom and dad and three kids’ suites. However they also wanted a modern/current interior where they could be indoors but live as if outdoors. The exterior design of this Rockaway seaside home speaks to the cottage-like scale of the neighborhood, while the bright, cool interior radiates a more modern spaciousness. Windows and interior spaces have been designed to allow maximum light, so the expansive floor plan flows gracefully from room to room, while keeping spacial functions defined. In this area, a flood-resistant foundation is key, and we addressed this need by creating a detailed exterior front staircase and allowing the plantings and lower-level garage to create the illusion of a more grounded entryway. They didn’t want anything that looked like the typical homes built in the area, but instead wanted something more modern on the outside. And, they had very specific plans of how the house would support their lifestyle. So, we started with a current but timeless use of black and white. Then, rather than the traditional staircase as you walk through the front door, we created a straighter siteline that you could see upon entry. The house was on a corner, so we designed the front of the house on the quieter street. The utility areas – garage, mudroom, back staircase, etc. - were placed on the noisier side. Finally, as we are always thinking about our clients’ current and future lifestyles, we created a space for a future pub room with outdoor seating, as well as a sauna. Modern Resort Shingle Style WHAT THE CLIENT WANTED - The client asked that we design a home that felt like a resort - as if they were on vacation. Isn’t that a wonderful way to live? This was also an interesting layout as the property is adjacent to a preserve that is used as a park. So, we used this to our advantage to partially block the house so that we could install glass across the entire back of the house. Similar to a resort, we made sure that everything opened up as you entered the home, especially across the back of the house with the stunning glass walls. Our clients entertain frequently, so the pub room, the kitchen, the living area, etc. all open to the lush backyard - even a changing room and guest bathroom. The entry foyer, formal dining room, and office are in the front of the house. But, the office looks over the preserve, providing an inspirational place of respite. In the large master bedroom, we designed the room and the bathroom to feel like a spa – slabs of stone in the shower, custom millwork, his and her closets, and a fireplace. Architectural Design Tip from this Project –It’s so easy to get focused on the big things - the design, the millwork, etc. - that sometimes things like paint are pushed until the end when there’s not much energy left!
